Utility Concierge Service

The Utility Concierge Service is a third party company which assists residents in activating utilities, internet, cable and alarm services with one simple phone call rather than individualized requests to specific companies. The utility concierge program simplifies the process of transferring all service utilities into the name of the incoming resident. This service is also available for move outs.

Online and Mobile Resident App Portal

Residents have 24/7 access to an Online Resident Portal to submit maintenance requests, set up recurring rent payments, review payment history, and communicate with their point-of-contact all in one convenient place.

E-Sign Leases and Online Documents Storage

Conveniently sign all lease documents online and easily review stored lease documents, move-in inspection report with photos, etc. in your tenant portal when needed.

Secure Online Rental Payments

Save money on postage and never worry about lost mail. Never pay late fees again; you can set up an automatic payment of rent or manually control your rent payment electronically. Payments are free of charge when you use the eCheck option (transaction fee waived at time of payment).

Two-way text Communications with PM Company

Easily be able to communicate with your property manager with any questions or concerns during your time in the property. Texts are not to be used for maintenance requests or move out notices.

One-Time Waived Late Fee (each leasing period)

Management will waive one late fee of $25.00 if rent is paid between the 2nd and 15th of the month.

Rental Verification

We will respond to any requests for Resident’s rental and payment history from a mortgage company or another prospective landlord. We’re happy to be your credit reference.

Yearly Property Visits

Management will conduct a yearly safety and visual inspection to ensure the home and its components are in good working order.

Required Renter’s Insurance- Liability to Landlord

Through our partnership with Roost you can easily satisfy your liability to landlord insurance by enrolling in renters insurance directly through your tenant portal. You also have the option to upload proof of your own renter’s insurance policy in the portal.

*All of our leases require the tenant(s) to pay a $19.00 fee per month for the resident benefit package. In the event the owner cancels his property management agreement with Royalty Property Management, the $19.00 fee will be voided.
